Residential water damage
Property managers are constantly the go between homeowners and tenants. The period of time between tenants is tough to manage. In this situation, property theft of appliances left this property manager and homeowner in a pretty big mess. A refrigerator supply line was left gushing water for a few days. While the initial before photo doesn’t show standing water, the carpet was saturated to the point of delamination and the water had wicked up the drywall nearly 2 feet high throughout the residence. Due to the longevity of the refrigerator supply line running, attempting to restore the drywall was not an option. We were able to remove the affected drywall and insulation allowing for concentrated efforts on drying the saturated wood structure. With help from a contractor, the owner and property manager were able to get new tenants back in the house within 30 days.
